After Hours EMERGENCY
The after-hours emergency number is 765-479-1722. Please use discretion when calling about an emergency (i.e. garbage disposals are NOT an emergency).
If you are locked out of your apartment after-hours there will be a $25 fee – due in cash when the emergency maintenance employee unlocks your apartment door. You MUST have your photo ID available.
When flushing toilets please make sure all the water has gone down and the toilet has stopped running. Toilets overflowing may result in flooded apartments.
If your toilet is clogged, please plunge to release the clog. This may take a few tries to work.
If your toilet begins to overflow, do the following: as you face the toilet, coming out of the wall, near the floor, there is a valve you can turn clockwise (or to the right). This will shut off the water supply to the toilet, avoiding a potential flooding disaster. If you have followed these steps and feel you need assistance, please call the office or after-hours number immediately.
CLOGGED or SLOW DRAINS
BATHROOM SINKS and TUB DRAINS can become clogged because of the amount of hair that goes down them. Please make sure hair is not building up in the drains. In some cases it may be best to purchase a drain cover to keep this from happening.
Garbage Disposals should not be used to dispose of large amounts of food, debris, glass, etc. This is considered improper use of equipment. Please try to refrain from disposing pasta, rice, beans and potato skins – these high carb foods can easily clog the trap. If you must dispose these items please do so in very small increments at a time.
Dishwashers should run efficiently and effectively, if you follow a couple tips.
- Please rinse your dishes before putting them in the dishwasher. No food or grease should remain on the dishes.
- Immediately before turning on the dishwasher run the water in the sink until it is HOT. Then turn on the dishwasher right away, otherwise the dishwasher may start filling with cold or luke warm water.
PLEASE do NOT turn on or leave your A/C running if it is below 55 degrees out. This will cause the motor to burn up.
If you’re A/C is not working properly, please turn it off so we can work on it. Then call the office and inform us of the problem.
You should be able to buy and change your the light bulbs when burnt out. However, if you need assistance, please note these requests are not high priority.
Please use shower curtains while showering. Flooding and leaks can be caused when not using or the misuse of shower curtains. Any damages occur because of this, the tenants will be charged.
PLEASE EMPTY YOUR LINT TRAP AFTER EVERY LOAD. THE WASHER AND THE DRYER SHOULD REMAIN AT LEAST 8 INCHES AWAY FROM THE WALL.
If you are having trouble with your dryer drying your clothes, the first thing you should check is your lint trap. If your lint trap is clean and the dryer is at least 8 inches away from the back wall, and you are still having problems, please complete the Maintenance Request Form or call the office.
DIRTY / BROWN WATER
The Indiana American Water flush their main lines on a fairly regular basis (nearly every month). This can affect the water quality within the apartments. When you find brown water coming out of your pipes, the best thing to do, is turn on the hot water in the bathtub and watch it until it clears (should take no more than a few minutes).
A charge of $15 per service call will be assessed to excessive calls that are not equipment malfunction related (for example 3 garbage disposal calls where something has fallen inside.)
