Basham Rentals allows pets in our buildings.
All pets must be authorized prior to taking residence. No dogs under the age of one year are allowed. There may be a one-time, non-refundable pet fee for each pet. Please contact the office, or reference your lease, for fees and details.

As a current Basham Rentals tenant, there is no additional charge for parking in the Basham Rentals lot. Each tenant wishing to park a vehicle in our lot is required to complete and submit a parking permit request form. Basham Rentals' Parking lots are for current Basham Rentals tenants only. PLEASE BE AWARE THAT NO GUEST PARKING IS PERMITTED IN BASHAM RENTALS LOTS. All lots are monitered, and cars without a permit can and will be towed.
For your protection and sense of security, Basham Rentals advises you to read the entire document before signing. Once a lease is signed, you, your fellow tenants and Basham Rentals are legally bound. There is no "out."
The following items will be required from each person signing the lease:
* A Security Deposit - which is equal to one month's rent.
* $45 Application Fee (we accept cash, check, money order or cashier check).
* An Officical Photo ID (driver's license or passport - no student ID's).
* Each signer's Social Security number.
Each person must complete an application.
You can request this to be sent to you by sending an email email@example.com, or you can stop by the office to pick up a copy. You can then have this completed ahead of time.
The security deposit is used to cover the cost of any repairs or cleaning necessary after you vacate the apartment at the end of your lease period. We will automatically deduct enough money to cover the market-rate cost of cleaning the carpet. It will also be used to cover any damages, repairs, materials, cleaning costs, painting costs and of course, any unpaid rent or other charges that were not covered before the end of the lease or any fees due to unreturned keys. Your security deposit will be processed and mailed within 45 days after you (and all your roommates) have returned your keys and/or the end of your lease, along with an itemization of any deductions for your review.
Utilities (other than those paid by Basham Rentals) MUST be listed in the tenants’ name BEFORE you take possession of the apartment. Any unchanged and/or unpaid utilities may be disconnected after 30 days.
Utilities (other than those paid for by the landlord) MUST be listed in the tenants’ name BEFORE you move in. And as per your lease, they must remain on throughout your lease. Any unchanged (not in tenants' name) and unpaid utilities may be shut off after 30 days.

Rent is due on the 1st of each month. Late fees are $5 per day and are assessed beginning at 10am on the 4th of each month.

Yes, Basham Rentals allows Subleasing. However, the original Lessee is ultimately responsible for all Sublessee behavior and rent.

A sublease MAY be approved, in the event that the Tenant is required to vacate the premises for reasons such as:
1) Accepting enrollment at another school/university;
2) Illness of self or family member, requiring extended absence of the Tenant;
3) Active military duty;
4) Failure of Tenant to meet academic standards of Purdue University;
5) Conviction of unlawful offense;
6) Acceptance of Tenant into co-op or foreign study program;
7) Other reasons as reviewed by Basham Rentals management.
Keep in mind that Basham Rentals is legally not obligated to honor your request for Subleasing.
If you make the decision to sublet your apartment, under any of the above circumstances, a Sublease Agreement must be completed and signed by all tenants and the subtenants.When the form has been completed and signed by all parties, please bring the agreement to the Basham Rentals office.If approved by Basham Rentals, we will make copies for each of you and will retain a copy in your Basham Rentals file.
Finding a Sublessee is the Sublessors’ responsibility. Contact the Basham Rentals Office to add your name and contact information to a list of tenants seeking an apartment to sublease. There is an $100 fee per sublease.

It is also the Sublessor’s responsibility to update your information as needed. Please notify the office if you have found a Sublessee.
No. According to our lease, "all payments shall be made without notice or demand from the Lessor." This means no bills or reminders will be sent. We encourage our tenants to set up a reminder on their calendars and/or cell phones.
When a tenant sets up their tenant/unit portal, there is an option to have reminders emailed to them. However, this is the only way to get a reminder. It is the tenants' responsibility to remember to pay what is due, when it is due.
